As a licensed Realtor helping home buyers find the right house to call home I've noticed that everyone wants about the same things: open floor plan, stainless steal appliances, wood floors and lots of closets.
Sometimes a buyer over looks the potential a home can offer because there might be a wall between the kitchen and the living room.  The advice that I offer is that look at the structure, air conditioning system, roof and windows first. Then consider the interior and how you make it yours.

If you are purchasing Real Estate with an FHA/VA type Mortgage.....

If you are shopping for a home with a FHA or Va mortgage there are several things to keep in mind.
The home must have a good roof that will pass inspections. An older roof may cause issues in purchasing home owners insurance.  Wood rot on the exterior leads to water getting in to interior walls and causing mold. These conditions will prevent the Under Writer of the new mortgage from approving the loan until the seller makes repairs.  Ask a Realtor for more details if you are considering a FHA/VA mortgage.
